What is Lead Abatement?

Lead abatement is the professional removal or encapsulation of lead-based paint from buildings and structures. In homes and commercial buildings across Denver and Colorado, lead exposure is one of the most common — and most underestimated — environmental hazards. The federal government banned residential use of lead paint in 1978, but every home built before that year has the potential to contain it. Lead becomes dangerous when it deteriorates. Chipping, peeling, and chalking paint on a window sill or doorframe creates lead dust — and lead dust is the primary cause of lead poisoning in children. The Centers for Disease Control and Prevention states there is no safe level of lead exposure for children: even low blood-lead levels are linked to permanent reductions in IQ, attention, and academic performance. Prime Environmental is an EPA Lead-Safe Certified firm and a Colorado-licensed General Abatement Contractor. We provide full lead paint assessment, lead abatement, and lead encapsulation services across the Denver metro area, the Front Range, and surrounding Colorado communities.

Who Hires Lead Abatement Contractors in Denver and Across Colorado

Lead abatement clients in Colorado fall into several recognizable groups. Homeowners renovating or selling pre-1978 properties make up a large share — when a home inspection or buyer's lender flags lead paint, the deal often hinges on professional abatement to close. Landlords and property managers bring us into rentals where lead has been disclosed or detected, and they need lead-safe certification to legally re-rent the unit to families with children. We also work extensively with general contractors and renovation companies. Under the EPA RRP rule, any contractor performing renovation, repair, or painting work that disturbs lead-based paint in pre-1978 housing must be RRP-certified. When a contractor needs full abatement, they refer to us. The same goes for insurance restoration partners, who use Prime Environmental for the lead component of larger water, fire, or storm restoration projects across the Denver metro area.

Understanding the Risks

Lead exposure is a serious health hazard requiring expert intervention. Children under 6 and pregnant women are most at risk.
Health Risks
Lead exposure can cause developmental delays in children, learning disabilities, behavioral problems, and serious health issues in adults including high blood pressure and kidney damage.
EPA RRP Rule
All lead paint work in pre-1978 homes and child-occupied facilities must be performed by EPA Lead-Safe Certified professionals using approved methods.
Special Concern
Children under 6 and pregnant women are especially vulnerable to lead poisoning. Professional abatement is critical in homes with young families.

Common Sources of Lead Paint

Understanding where lead-based paint is typically found in older buildings.
Interior & Exterior Walls
Lead paint was commonly used on both interior and exterior walls, especially in homes built before 1978.
Windows & Frames
Window sills, frames, and trim often have the highest lead concentration due to friction-released lead dust.
Doors & Trim
Door frames, baseboards, crown molding, and decorative trim work are frequent contributors to lead dust.
Stairways & Railings
Stairs, banisters, and railings in older homes often have lead-based paint that deteriorates from regular use.
Porches & Decks
Exterior porches, railings, and deck surfaces commonly have lead paint that weathers over time and contaminates soil.
Radiators & Pipes
Metal radiators, heating pipes, and plumbing fixtures often have lead-based paint that requires careful abatement.

Our EPA RRP-Compliant Lead Abatement Workflow

Our lead abatement process starts with proper verification and assessment. We use XRF analyzers and certified lab analysis to identify exactly which surfaces contain lead and at what concentrations. Not every painted surface in a pre-1978 home is lead-positive — accurate testing gives us a defensible scope of work. From there, we choose the right abatement method for each surface: removal, encapsulation using EPA-approved lead-encapsulating coatings, or enclosure. Throughout the work, we follow EPA RRP rules: contained work areas, HEPA-vacuum cleanup, and dust-wipe clearance testing at project completion. Documentation includes pre- and post-test results, photo evidence of work practices, and the official lead clearance report — exactly what HUD, FHA, and most lenders require for property transfers and insurance claims.

What Our Clients Say

Real experiences from satisfied customers.

Prime Environmental removed some asbestos containing flooring for me in April 2026. It had to be removed due to failed sewer line that required concrete removal in basement. I am happy to report that Jessie Adame's team were very professional. They followed all safety protocols and gave me a competitive price. I was lucky the glue below the flooring does not contain asbestos so I can do that part myself and save some money. All of my questions were answered, everyone knew their job and were a pleasure to work with. They also provided me with complete records, including photos of the project and the air quality report showing compliance. I highly recommend them!

When we bought our house last year in a Denver suburb, we had no idea that some of the walls contained asbestos. Prime Environmental came to the rescue after a flood from a broken pipe caused a kitchen wall to collapse, leading to a major asbestos spill. The Prime crew responded quickly and efficiently to seal off the house and clean up the mess, communicating to us every step of the way. While we unfortunately had to dispose of a lot of personal property, including ALL our major appliances, due to asbestos contamination, Prime made every effort to clean and preserve as many items as possible. All along, the project manager Jessie and his crew said their first concern was satisfying us, the customers, and I can honestly say they did just that.

Jessie and his crew were beyond professional. The job was finished in the time they said it would take. Every time I called Jesse, he returned my call. Who does that these days? I would highly recommend this company and that says a lot.

Team Pacheco arrived on time and ready to work. The asbestos was in the lower level of the house. They quickly secured the area and did a through job of removing and then cleaning the rooms. I was extremely happy that they were able to complete the job In only 1 day. I highly recommend them !!

How do I know if my Denver home has lead paint?

If your home was built before 1978, there is a strong chance lead-based paint is present somewhere — especially on windows, doors, and exterior trim. The only way to confirm is professional testing. We use XRF analyzers and certified lab analysis to test paint and dust throughout your property and identify exactly where lead is present.

Is lead paint removal always necessary?

Not always. If lead paint is intact, undisturbed, and not in a high-friction area like a window sash, it can sometimes be left in place or encapsulated. However, any renovation, repair, or repainting in a pre-1978 home must follow EPA RRP rules at minimum, and disturbed or deteriorated lead paint typically requires full abatement.
